The House Meadow is available to hire for your exclusive use. We offer you the freedom to create the day that you’ve always dreamt of.

We will supply you with a wealth of knowledge and a helping hand every step of the way. On the day we’ll be there from dawn till dusk to make sure everything runs to plan.

Civil Marriage Ceremony

In Spring 2014 we were approved by Kent County Council as a venue for the solemnisation of civil marriage ceremonies and are delighted to offer two licensed areas, ‘Horseshoes Barn’ & ‘The Gazebo on the lake’ for up to 110 guests. Our fee for Civil Ceremonies is included in our hire fee (we do not offer a Ceremony only option). Kent County Council charge a separate fee to cover the cost of producing and managing the ceremony and the attendance of registration staff to celebrate and register the marriage.

The House Meadow is full of beautiful outdoor locations for your Wedding Blessing. The Woodland by the lake and the Old Oak Tree make stunning backdrops, or, you could even choose to be standing in the middle of the Wild Flower Meadow.

Horseshoes Barn

A beautiful unspoilt farm barn perfect for smaller weddings. For a seated Wedding meal the barn can accommodate 70 guests and for the evening celebration up to 110. The barn provides a cosy interior space which is highlighted with ancient Oak Timbers. Although full of character, the barn offers a wonderful open area perfect for you to put your own stamp on.

We pride ourselves on offering you choice and flexibility. Whether the barn is too small for your guest numbers or whether you just fancy something different, perhaps a rustic teepee, a garden party marquee, or even a show stopping circus tent? You are free to choose and use the meadow as your backdrop. We’re here to advise you on the logistics and offer you an extensive range of talented & trusted suppliers. Available May-September for a maximum of 150 guests

Frequently asked questions

Please email us at and we’ll find a suitable time and date to arrange a visit. Please do not visit The House Meadow without a pre-arranged appointment time.
We ask for a completed booking form, signed Terms and Conditions and a 50% Deposit to secure your chosen date. We will provisionally ‘hold’ a date for up to 2 weeks following a viewing whilst the before mentioned is being completed. The final 50% is due three months before the wedding and will also include an additional fully refundable £500 damages deposit/additional services fee.
Full details of our cancellation policy will be included within your Terms and Conditions.
Horseshoes Barn can hold up to 70 seated guests and 110 for your evening reception. Blank Canvas hire is available for up to 150 guests.
Our Civil Ceremony License is for up to 110 guests.
We allow set up for the marquees on Thursday, and ask them to be off site end of day on Sunday. This leaves you all day Friday to set up and decorate. The hire of Horseshoes Barn is from Thursday-Sunday inclusive.
Our hire fee includes general clean up. However we do ask for all caterers/suppliers to take their rubbish and ALL food waste away with them on the day or by Midday on Sunday.
Decorative items are to removed from the site by the hirer by close of day Sunday.
Yes, of course! You’re welcome back as often as needed. We do require prior notice to any visits but we do our best to accommodate you.
The use of fire is limited to supervised fire pits which must be raised off the grass or sited on paving stones – we have our own custom made fire pit available for hire.
Yes, of course. If you are providing complimentary drinks you can provide this all yourself, with no corkage fee – your caterers will normally be able to provide additional staff to manage this. If you would like a paid bar, then we will manage this and tailor make your bar menu to suit your requirements at no extra fee. We work with the very best Kent drinks suppliers so we can provide you with a delicious Kentish drinks menu, alongside your old favourites.
Due to Health and Safety reasons we do not allow the lake to be used for anything other than decorative purposes.
If you have organised your suppliers yourself then you need to be on site to receive them, please keep in mind that some companies will deliver from 8am. If we have organised your suppliers (subject to a 10% arrangement fee) then the receipt of delivery/collection is included. Any additional services/labour needed that has not been pre-arranged will be subject to a fee.
Please note all deliveries must be received between 8am – 6pm.
The House Meadow is a private property we are not open to the public on a daily basis. We ask for all appointments to be booked in advance.
Music, amplified or acoustic, is permitted until 11pm and must be contained within the barn or a marquee. Music is not allowed to over run in any circumstance.
We’re afraid not, the area has to be cleared by midnight
We advise all taxi’s to be booked no later than 11.30pm. Taxi’s must be pre-arranged as we are in such a rural area and it is not easy to get a taxi on the day.
Yes, we ask for all cars to be collected by Midday on Sunday.
No. Our four legged friends do not like them! However you can have floating water lanterns on the lake.
No, we do not allow camping. We do have a Glamping site near by and we can recommend many B&B’s in the local area.
We light the edge of the lake with flame torches for Health and Saftety reasons and have areas with decorative solar lights but all other lighting is to be supplied by you.
Yes, we strongly recommend that you take out an insurance policy to cover and non-refundable expenditure that you make in the course or oganising and purchasing your wedding. Please be aware that some companies offer an additional policy to cover marquees and other temporary structures.
We do allow dogs to attend weddings at The House Meadow but this must be pre-agreed in writing by us before they are allowed on site. When agreed we do ask for all dogs to remain well cared for and kept on leads if neccessary. We take no repsonsibility for any animal bought on site.
